Feldman Holdings observed many industrial groups moving east of DFW with new speculative developments in the markets of Forney and Terrell. The Feldman team believed there were better opportunities on the east side of Dallas with less market risk. Feldman identified several parcels of land in Rockwall, TX and put purchase contracts on them. . The parcels were constrained by a City Right of Way(ROW) easement that effectively cut the land site in half. Feldman was able to work with the city of Rockwall and led the efforts for the city to abandon the ROW allowing a perfect rectangular parcel. Feldman then sold this parcel to a speculative developer.
